The Housing & Wealth Impact view in the Benchmarking application helps users evaluate how housing status—renting or owning—affects cash flow, affordability, and long-term wealth-building opportunities across different population segments.

This view combines indicators that highlight both the short-term financial pressures of renting and the long-term asset growth potential of home ownership. Users can select and compare up to four population segments to explore variation across groups and geographies.

Cash Flow Indicators for Renters

These indicators focus on the financial realities of households that rent their homes. Renting can provide flexibility but may limit long-term wealth accumulation.

  • Currently Renting: The percentage of individuals in the segment renting their homes. Indicates the prevalence of renting and its impact on liquidity and cost-of-living pressures.

Cash Flow Indicators for Home Owners

These indicators capture the financial obligations of home ownership, where monthly costs, loan terms, and affordability shape both near-term budgets and long-term outcomes.

  • Home Ownership: The percentage of households in the segment who own their homes. Reflects access to equity-building opportunities.
  • Median Monthly Cost for Mortgage: The typical monthly mortgage payment. Helps assess affordability and cost burden in relation to income.
  • Home Loan Type: Differentiates between fixed and variable rates. Favorable loan types support long-term financial stability.
  • Average Home Loan Length: The most common loan term length. Provides insight into repayment strategies and debt commitments.
  • Mortgage to Income Affordability Ratio: Share of household income allocated to mortgage payments. Indicates whether households are within stable debt-to-income thresholds or over-extended.

Wealth Impacts for Home Owners

These indicators highlight the cumulative financial effects of home ownership, particularly the role of interest and repayment over time in shaping household wealth.

  • Home Loan Rate: Average interest rate on mortgages. Lower rates reduce lifetime borrowing costs and support wealth retention.
  • Total Mortgage Cost Over 30 Years: Total amount paid, including principal and interest, over the life of a 30-year fixed mortgage. Reflects the true cost of home ownership.
  • Average Total Interest Paid Over 30 Years: Total interest paid on a 30-year mortgage. Provides visibility into the long-term cost of borrowing and its influence on wealth accumulation.
