Overview

The Mortgage Access dashboard tracks the mortgage credit funnel across regions, showing how applications move from submission through approval, interest rate pricing, and appraisal values. It highlights how outcomes vary by income and race/ethnicity, surfacing potential disparities in access to housing finance.

Data comes from the Home Mortgage Disclosure Act (HMDA) and the U.S. Census.

What the Data Reveals

This dashboard enables leaders to:

  • Understand regional credit funnel dynamics and where disparities exist.
  • Compare approval, pricing, and appraisal trends by demographic groups.
  • Identify opportunities to expand access to housing finance and ensure compliance with CRA/Fair Lending mandates.

It is particularly valuable for Banking, Real Estate, and Community Development leaders at the state and local level, helping them open new markets, address inequities, and strengthen local economies by improving access to housing finance.

KPIs Included

  • Mortgage Application Volume: Number of applications submitted by region and demographic group based on applicant income categories, providing insight into how the funnel portfolio compares to the broadly population by region and where opportunity exists to bolster home ownership in historically underrepresented populations.
  • Approval Rate: Share of mortgage applications approved by income categories and by race/ethnicity, surfacing where disparities in approval rates within a given income category might indicate unfair lending practices that can be addressed to expand eligible borrowers while effectively managing risk.
  • Average Interest Rate on Approved Loans: Typical interest rates granted by demographic and/or income segment, providing insight into the varied cost of capital across different types of borrowers and where disparities might be imposing unfair lending practices.
  • Appraisal Value vs. Loan Amount Ratio: Relationship between appraised property values and loan amounts, providing insight into leverage ratio and the opportunity to build equity over time.
