Housing Market

Overview

The Housing Market dashboard provides a view of the supply and demand for housing across regions. It profiles the housing stock relative to available buyers, segmented by race/ethnicity, median income, and home ownership status. Data is sourced from the U.S. Census (2021 survey) and intersected with Zillow data on local housing markets.

Using these data points, the dashboard calculates the EQ Affordability Index by state and county, which is derived from dividing median household income by average home price values. This metric provides visibility into where untapped opportunities may exist to close the home ownership gap.

What the Data Reveals

The dashboard offers insight into:

  • Affordability Ratios: The relationship between median home prices and median incomes.
  • Ownership Gaps: Differences in home ownership across demographic groups.
  • Regional Comparisons: How affordable housing markets vary across geographies.

These insights support real estate developers, banks, and other housing stakeholders in understanding current market conditions while identifying new opportunities for expansion and equitable housing initiatives.
